01Platform Purpose

SQRD² O&M Builder is a software platform designed to assist mechanical and electrical contractors in the production of Operations and Maintenance manuals. The Platform provides tools for document organisation, template-based Word document generation, AI-assisted content drafting and digital manual hosting.

The Platform is a production tool. It does not replace the professional judgement, technical knowledge or engineering expertise of the Subscriber or their qualified staff.

02AI-Generated Content Disclaimer

Specifically:

• AI-generated system descriptions may not accurately reflect the specific installation on your project
• AI-generated maintenance schedules are indicative only and may not reflect manufacturer requirements for specific installed equipment
• AI-generated content referencing technical standards may reference outdated or incorrect standard versions
• AI-generated content does not constitute a professional engineering opinion
• AI amendment processing is automated and the output has not been reviewed by a qualified engineer

You are solely responsible for ensuring that all content in manuals produced through the Platform is accurate, technically correct and appropriate for the specific project and installation.

We accept no liability for any loss, damage, claim or regulatory consequence arising from reliance on AI-generated content that has not been properly reviewed and verified by the Subscriber.

03Technical Standards and Compliance

The Platform's system library content and AI features reference technical standards including but not limited to BS 7671, BS 5839, BS 5266 and other relevant standards. This content is provided for general reference purposes only.

Compliance with technical standards in the design, installation, testing and commissioning of electrical and mechanical systems is the responsibility of the contractor. The Platform assists in documenting that work — it does not verify, certify or approve the underlying installation.

04Document Accuracy

Operations and Maintenance manuals produced through the Platform are only as accurate as the information, documents and data entered into the Platform by the Subscriber and uploaded by sub-contractors.

We do not verify the accuracy, completeness or authenticity of:

• Project information entered by the Subscriber
• Documents uploaded by the Subscriber or sub-contractors
• Certificates, test results or commissioning records uploaded to the Platform
• Contact details entered for clients, consultants and sub-contractors

You are solely responsible for ensuring the accuracy and completeness of all information and documents included in manuals produced through the Platform.

05Professional Responsibility

The production of Operations and Maintenance manuals is a professional activity requiring technical knowledge and expertise. The Platform is a tool to assist that activity — it does not remove or diminish the professional responsibility of the Subscriber.

If you are producing O&M manuals as part of a regulated activity you remain responsible for compliance with all applicable regulations, standards and contractual requirements regardless of the tools used to produce the documentation.

SQRD² is not a registered engineering consultancy and does not provide engineering advice. Nothing produced by the Platform constitutes an engineering opinion, professional certification or regulatory approval.

06Hosted Manuals

Hosted manual pages are generated from content entered and uploaded by the Subscriber. We do not review, verify or endorse the content of any hosted manual.

Building owners, facilities managers and other persons accessing hosted manuals should be aware that:

• The accuracy of the manual content is the responsibility of the contractor who produced it
• AI-generated sections may contain inaccuracies and should be used as guidance only
• Technical standards references should be verified against current applicable standards
• For safety-critical systems including fire alarm and emergency lighting the original commissioning certificates and manufacturer documentation should be the primary reference

07Service Availability

We do not guarantee uninterrupted access to the Platform. The Platform may be unavailable from time to time due to maintenance, upgrades, infrastructure issues or circumstances beyond our control.

We will endeavour to provide advance notice of planned maintenance where possible. We are not liable for any loss arising from Platform unavailability.

08Third Party Services

The Platform integrates with third party services including Supabase, Stripe, Anthropic and Resend. We are not responsible for the availability, performance or actions of these third party services.

Links or references to third party websites, products or services within the Platform or in generated documents are provided for convenience only and do not constitute endorsement.

09No Warranty

The Platform is provided on an "as is" and "as available" basis. To the maximum extent permitted by Irish law we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy and non-infringement.

We do not warrant that the Platform will meet your specific requirements, that it will be error-free, or that documents produced through the Platform will be accepted by any client, consultant, certifier or regulatory body.
